2 Bedroom- 1 bath- 0.13 acre- corner lot – huge porch, shed and front porch with a view. 768 sq ft

The architecture, with its built-in closet and overall layout, resonates the 1920s with the perennial garden clearly visible through the windows. Many unique spaces lend themselves perfectly to a variety of decorating options and the front room is a waterfall of natural light.

While the home was built in the 1920’s, much has been done to revitalize the space and aesthetic. The home has been recently repainted and retextured inside, along with the installation of a new metal protection roof. New vinyl plank flooring has been laid throughout the front room and living room. The city installed new plumbing from the street to the house approximately 10 years ago which included a new sidewalk. The house was built with a crawlspace for easy maintenance and access to plumbing fixtures.

Ready to Live in.

This home is ideal for those mindful of budgeting as the monthly electric bill is reasonable and stays steady year-round. The hot water heater is efficient and provides a seemingly endless supply. The gas heater was replaced only eight years ago and has received routine servicing this year. Due to the strategic design of the house, when the windows are open it allows for a nice breeze throughout the house, perfect for enjoying the always pleasant summer weather.

The interior of the home contains plenty of storage space via built-in shelves throughout the kitchen, laundry and living room, making for easy access and organization of kitchen staples and supplies, as well as the proud display of heirlooms and knickknacks. Sprawling kitchen counter space is available for all your small appliances while leaving plenty of room for food prepping and serving. All of this, combined with a grand living room, makes this house ideal for hosting get-togethers, intimate dinners or simply yourself.

The Outdoors

A massive shade tree shields the quant tenth of an acre front yard with flowering trees and redwoods within visual range of the front door. The spacious and private backyard is like a blank canvas just begging for a creative touch and is an ideal spot for gardening. Additionally, the backyard comes with a 10×10 storage shed.

The side yard is separately contained with thriving grass and a living wall. The raised garden allows for a longer growing season and doubles as delightful eye candy clearly seen from the north facing windows.

The home is located at the base of a substantial hill and is a nature lover’s dream. The area is surrounded by natural vistas with an awe-inspiring view of the mountain range. The home is conveniently located within 1 mile of two freshwater lakes and four bountiful rivers.

The Community

The county is made up of 6,135 square miles with a population of only 70,212. The city of Klamath Falls has a population of about 20,000 and is a bastion for the middle class with an average home value of $380,000.

Klamath Falls is said to be the sunniest city in the United States, having more days of sunshine per year than anywhere else. The winters are mild here with infrequent snowfall that usually resolves within a day or two. An added safety bonus is that the city is proactive and responsive when it comes to cleaning and prepping the roads for snow. Due to this the roadways stay drivable and beautiful all winter long.

The home is only half a mile from the downtown bike routes. There is a quant mom and pop style grocery store and holiday market nearby, as well as an Albertsons. Additionally, there are plenty of local meat markets. The agricultural community is flourishing here with locally sourced produce and animal products, including fresh eggs, available for purchase at the farmer’s market.

Serene tranquility is the name of the game around here. The neighborhood is secure and out of the way, which severely limits non-resident through traffic. It calls to a time before the hustle of modern living where children can bike safely and there is plenty of space for leashed dogs to explore.

Ready to have a better place to land?

There’s a strong sense of community and pride of place in the neighborhood. People get into the spirit of the holidays around here and decorate, especially for Christmas, creating our own private wonderland. The neighbors work hard on their gardens, so there’s always something in bloom.

All the surrounding houses are resident-owned with the exception of a renter that has lived at the same property for over seventeen years. This is the kind of place where those who come here stay here.

The area contains an expansive 115 miles worth of trails where the natural splendor of the world can be enjoyed. Deer can frequently be seen grazing and bird watchers’ will be happy to know that the area is considered a flyway, where migratory birds pass through and stop to fill up as they make their way to Mexico and back. America’s bird, the bald eagle, has a thriving population in the area and various hawk species make this region their home. Pelican Bay is within sight-range of the home where pelicans and other ocean fowl can be spotted.

All of that said, you won’t find a quieter better neighborhood. If you’re going to live in it with your family or rent it out, you will surely have a quality experience.

The roof recently had a protective cover placed atop asphalt shingles with sheet metal for snow slide. There were never any leaks- but it was ugly!

The house was built in 1929 with Strong bones. There were additions, not quite sure where one begins and one ends. It is noticeable that after installing the vinyl plank floor that the installer did not know anything about transitions. What some would call thresholds from one room to the next. The plank flooring is indestructible and snaps together with no glue, it is a floating surface. So were you to want to redo the transitions, you would be able to just pull it back. May have to buy one more pack.

The house is Pier and beam. Should anyone want to readjust the leveling there is a jack under the house.

It was said that there should be a moisture barrier in the crawlspace under the house because it is muddy. The simple name for moisture barrier is plastic sheeting.

Home was recently sprayed for all types of bugs inside and out.

The electricity is a two pole system, and the kitchen and bathroom have updated CGI sockets.

The house is ready to live in. Tenants will need a few weeks to get out and are willing to buy renters insurance and pay a reasonable rent or trade for some appliances/furniture. All of the appliances, the bed and some of the furniture are negotiable. Including desks and dressers and washer and dryer.
